Essential Design Innovator is a licensed California general contractor with our office in nearby Garden Grove, serving Fountain Valley and all of Orange County. We turn existing garages into full ADUs, handling plans, city permits, construction and final inspection with one team the whole way. We work with homeowners in English and Tiếng Việt.
An ADU (accessory dwelling unit) is a second, separate home on your property. A garage conversion turns the structure you already have into that home, with its own kitchen and bathroom. Families use them for parents, grown children, guests or rental income.
We also build detached ADUs, attached ADUs and JADUs (junior ADUs inside your home). If your garage isn’t the best fit, we’ll tell you on the site visit and go over the other options.

A garage conversion ADU in Fountain Valley needs a building permit and has to meet the California Building Code.

The city takes applications online through its Permit Center. Plans are uploaded as PDF files, and a full package can include structural, mechanical, electrical and plumbing sheets, structural calculations, Title 24 energy forms and, when they apply, soils reports or HOA approval. We prepare the package and file it for you.

Good news for garage conversions: under the city’s ADU standards, you don’t have to replace the parking spaces you lose when your garage becomes an ADU. We confirm how this applies to your lot on the site visit.
